The Clients
CVO Ltd and associated Group Companies have been long standing Clients of Block Architects. In circa 2010 Block Architects initially obtained planning permission and building warrant for a residential high density flatter development on the site however due to changing market demands this experienced developer client decided to re-mix the site into semi-detached town houses.
The Brief
Amend an existing consent for flats into semi-detached townhouse development maximising the density of the site by implementing house designs that were sympathetic to the surrounding flatted developments whilst clearly developing a product that would maximise the end GDV of the development.
Our Solutions
In adopting and developing the brief, Block Architects worked alongside a full design team and the developer’s estate agents to review the developer’s standard house types portfolio and thereafter generate concept site organisation diagrams providing various layouts. We minimised road infrastructure on-site to maximise unit numbers. 14 units in total were achieved on the site. Houses were relatively modern and contemporary at the time of the development reflecting on the surrounding materials from adjacent buildings.
Block Architects assisted with Planning Permissions and Building Warrants with a little pre-start construction advice and site attendance to ensure the Developer’s team set off in the right direction.
