Our clients were the first of several to develop plots on this ‘ghost site’. The land was originally purchased and developed by the former Strathclyde Homes and the site lay abandoned after the 2007/2008 recession. Our client initially purchased 4 of a bank of 30 plots.
Review the original consented house types and assess them against current modern-day living requirements and against the technical requirements set out in the building control regulations. We were also tasked with ascertaining if there was any opportunity to increase the density on the site.
After reviewing the previous consented house types, it became readily apparent that they didn’t confirm to the current building control space standards nor were they readily adaptable.  On that basis we developed 3 house types that did conform. Through the assessment and development of these 3houses types and given that they were marginally larger than the consented house types we were required to set out the 30nr plots in order to also connect to existing drainage tails and existing gas, electric positions which were already established underground. We successfully juggled the pieces to then work alongside the developer and the statutory authorities to develop the plots.
On the back of re-energising the site several other developers have tapped into the next phased sales with many new bespoke house plots underway and completing the development. The completion of this site will see over 100 quality homes in West Lothian.
