Roof refurbishment of a Community Education Centre, North Lanarkshire
The Clients
This project formed part of Block Architects commissions from North Lanarkshire Council Local Authority.
The Brief
The building, built in 1892, is a typical Scottish Victorian building, originally built as a single-storey village school and operated as such until 1075 when it took over its present function as a Community Facility. It would appear that since its original build, some 130 years ago, the main roof had certainly exceeded its intended lifespan. Numerous maintenance and repair programmes had done the building well however our intervention was now to overhaul approximately 50 percent of the roof.
Our Solutions
The original Scottish Slate was removed alongside all underlay and replaced with a breathable roofing membrane. Existing lead works renewed alongside the complete renewal of flat roofs and flat gutters. An assessment was made of existing external vent features and redundant chimneys all of which were a future risk to future water ingress. On that basis these features were removed ensuring the longevity of the roof refurbishment. Extensive rot damage was found to some of the timber rafters and trusses and as such these elements were repaired and replaced as necessary.
