The Clients

We were first approached by this consortium of 4 private clients in 2020 who purchased the land from an existing client of Block Architects Ltd. Originally Block were involved in renewing the planning applications and building warrants for a site that had lay dormant since 2007. The site and surrounding area started to develop again in circa 2017 with various housebuilders commencing housebuilding in surrounding nearby streets.

The Brief

Amend the existing planning consent to present 12 modern new build family homes replacing the original consented houses with a more modern product fit for modern day living.

Our Solutions

Working alongside a consortium of private developers (most of whom had never developed before) brought with it some challenges. Reaching a decision on the development of 2 standard family home types was surprisingly simple and well received however guiding each of the Clients through the Planning and Warrant processes required more of our attention given their lack of experience. At Block Architects we do thrive on working with both experienced and inexperienced clients who are receptive to our advice and guidance.

Block Architects assisted with Planning Permissions and Building Warrants with some pre-start advice ensuring the consortium set off in the right direction. At the time of writing, we are conduction site inspection sign off on two of the properties ready for Architect’s Certification.
