Case Study: Braidwood Development
A development of 3 high-end family houses on the edge of Braidwood Estate in Carluke, South Lanarkshire.
The client is a local developer. Block Architects have worked with this developer over several site and has assisted in the execution of over 60 detached housing units over several years.
Initially, the brief was for the development of 8nr detached and semi-detached homes however as the initial planning application unfolded there were several issues with the site with the primary matter being the agreement of the buildable area of the site given the Planners views on trees which were at their request to be retained. This effectively halved the developable area of the site such that Block Architects had to then re-work new proposals to accommodate three larger high-end properties retaining the overall GDV and profitability of the site.
The three plots were long and narrow and as such, we were required to design longer houses whilst maintaining some accessibility along the side elevations. The main living accommodation was placed at the rear-facing into the woodland area. The garage faced the front road and so in order to create a positive feature on the front elevation a triangular glazed window was used to enhance the presence from site. Rooms in the attic keep the storey height of the buildings low in respect of the adjacent bungalow. High-end materials were used again to increase presence from the street frontage with the main entrance to the houses being a small side porch that addressed the front main road. Timber cladding on the side walls is a reference back to what was once a wooded site.
